# AGRICULTURAL TENANCY NOTICE

Date: 2 February 2034

Parties: Maplebrook Estates Ltd and Tomás Doyle

## 1. Purpose and parties

Maplebrook Estates Ltd gives Tomás Doyle notice concerning Willowbank Farm, 86 hectares at Fenmere, Lincolnshire, let under the written farm business tenancy dated 1 October 2024. The fixed term is ten years and ends on 30 September 2034; the holding includes the farmhouse, barns, fields listed in Schedule 1 and the farm access track.

## 2. Facts, scope and terms

The agreement requires six months' written notice of an intention not to renew at the end of the fixed term. This notice is served on 2 February 2034, more than six months before 30 September, and states that Maplebrook does not offer a further term. It is not a demand for possession before the contractual end date.

## 3. Process and responsibilities

Tomás must continue farming lawfully and pay the quarterly rent of £18,600 due on 25 March, 24 June and 29 September 2034. The three scheduled instalments total £55,800. Rent, insurance contributions and utilities will be reconciled under the agreement, and no charge is invented for crops or improvements.

## 4. Evidence, records and safeguards

At handover, Tomás should remove movable equipment, safely store chemicals, identify livestock movements and leave buildings weather-tight, subject to fair wear and agreed fixtures. Maplebrook will arrange a joint inspection on 16 September, record meter readings and check boundaries; neither party should disturb standing crops before the agreement and agricultural law are considered.

## 5. Review, escalation and outcome

The parties must address agricultural holdings, environmental and animal-welfare obligations that apply to the holding. This notice does not determine compensation for tenant improvements, fixtures, disturbance or unexhausted value. Tomás should obtain specialist rural advice about any statutory protection, succession, compensation or dispute route before acting.

## 6. Reservations and practical protections

Maplebrook will preserve the tenancy, rent ledger, inspection reports, subsidy correspondence and environmental records. It will not lock Tomás out or interfere with possession before lawful expiry. Tomás must allow reasonable access on notice, prevent pollution and report urgent damage, while reserving any claim under the contract or applicable legislation.

## 7. England and Wales law and completion

This completed fictional notice is dated 2 February 2034 and proposes a handover on 30 September at 12:00, subject to an agreed inventory and any lawful extension. Both parties should confirm receipt and take independent advice; the £55,800 arithmetic is rent falling due in 2034, not compensation or an admission that every contractual condition has been met.
