# ASSURED SHORTHOLD TENANCY AGREEMENT

Date: 1 August 2024

Parties: Landlord: Grace Whitfield, 4 Park Crescent, Oxford OX2 6DA. Tenants: Amir Rahman and Chloe Evans, jointly at 27 Linton Road, Oxford OX2 6UD.

## 1. Grant and term

Grace Whitfield let the whole furnished two-bedroom house at 27 Linton Road, Oxford OX2 6UD to Amir Rahman and Chloe Evans jointly from 1 August 2024 to 31 July 2025. Exclusive possession was granted as a residential tenancy; it was not a licence. The inventory dated 1 August 2024 was agreed subject to fair wear and tear. This is a historical example applying only while AST and fixed-term rules were in force.

## 2. Rent and deposit

Rent is £1,650 per calendar month, payable in advance on the first day of each month to Grace's account. The deposit is £1,900; the landlord will protect it in the Deposit Protection Service and serve prescribed information within the applicable period. No rent review applies during this fixed term and no fee outside lawful Tenant Fees Act 2019 limits is charged.

## 3. Covenants and services

Tenants will pay council tax and metered utilities, keep the interior reasonably clean, report defects promptly, avoid nuisance, and not assign, sublet, alter or keep a pet without written consent. The landlord will maintain structure, exterior and installations as required by applicable law, preserve quiet enjoyment, and give at least 24 hours' notice for non-emergency access.

## 4. Safety and ending

The landlord provided the gas safety record, EPC, electrical report and How to Rent guide applicable in August 2024, and confirmed smoke and carbon-monoxide alarms. Either tenant could use the agreed break option after 31 January 2025 by giving two months' written notice, subject to the law then in force; otherwise the fixed term ended 31 July 2025. Current commencement, conversion and possession rules must be checked.

## 5. Execution and caution

At the end, the tenants returned keys and belongings and the parties compared the inventory; evidenced deductions could be proposed through the deposit scheme's process. The landlord and both tenants signed and dated this historical agreement on 1 August 2024.
