# ASSURED SHORTHOLD TENANCY VARIATION AGREEMENT

Parties: Maple Court Homes Limited, Nadia Khan and Tom Reed
## 1. Purpose and parties
Maple Court Homes Limited, Nadia Khan and Tom Reed agree this variation to the assured shorthold tenancy of Flat 6, Maple Court, commencing 1 June 2030. The parties confirm that the variation is negotiated and not imposed by a threat of unlawful eviction.
## 2. Facts, scope and terms
From 1 June 2031 the monthly rent changes from £1,450 to £1,525, payable on the first of each month. The fixed term is extended to 31 May 2032; all other tenant, landlord, repair, quiet-enjoyment and deposit terms continue unless expressly changed here. The variation does not itself create a new deposit or waive a prescribed information duty.
## 3. Process and responsibilities
The tenants had reasonable time to consider the proposal and may obtain advice. The landlord will issue an updated rent statement, protect any deposit as required, give written confirmation of the variation and keep the inventory. No term permits discrimination, retaliatory eviction, unlawful fees or contracting out of statutory fitness, notice or court protections.
## 4. Evidence, records and safeguards
The parties record that the property remains the tenants' only or principal home and that the landlord has checked any mortgage, superior lease or licensing consent needed. They will notify one another of material contact changes and keep signed copies. Rent receipts and communications are retained securely with access limited to the management team.
## 5. Review, escalation and outcome
If a rent payment problem arises, the landlord will provide an account and discuss support before taking lawful action. A possession notice must meet its own statutory requirements; this agreement is not a Section 8 notice, Section 21 notice or possession order. Any future change requires genuine agreement and a written variation.
## 6. Reservations and practical protections
Nadia and Tom do not admit arrears by signing, and Maple Court does not promise a renewal after 31 May 2032. Nothing removes rights under the Housing Act 1988, Tenant Fees Act 2019, Equality Act 2010 or other applicable law. Independent advice remains available.
## 7. England and Wales law and completion
England and Wales law applies. The parties sign on 17 May 2031, with hand delivery, post and secure property-portal upload as separate permitted notice methods. The landlord gives each tenant a copy and records the effective date, rent and continuing statutory protections.
