# BOUNDARY DISPUTE LETTER

Parties: Harriet Stone and James Wilson
## 1. Status of this document
I write as registered proprietor of 10 Elm Road, Bristol BS1 2AB (Title No. BL554210) about the western boundary with your property at 12 Elm Road (Title No. BL554211). This is an open letter intended to resolve the dispute before proceedings.
## 2. Parties and subject
When your contractor replaced the fence on 6 February 2030, the new line was positioned approximately 45 centimetres inside my land for 16 metres, as shown by the attached photographs and measurements. The old post line visible in a 2016 photograph is consistent with the 1958 conveyance plan.
## 3. Facts and request
I enclose the relevant Land Registry title plans, the 1958 conveyance extract, photographs dated 7 and 12 February, and a provisional RICS survey quotation. I accept that title plans are general rather than conclusive and invite a jointly instructed surveyor to consider all evidence.
## 4. Evidence and checks
Please do not move, sell or landscape the disputed strip while the position is investigated. I will not remove the fence without agreement or lawful authority. Both parties should preserve documents and allow reasonable access for the jointly instructed surveyor.
## 5. Procedure and deadline
I propose that within 14 days we jointly instruct West Country Boundaries to report within 28 days, sharing its £1,200 fee equally. If the survey supports my position, I request that the fence be moved to the determined line and the ground made good.
## 6. Rights and remedies
Please respond by 4 March 2030. If no agreement is reached, I may consider mediation, an application to HM Land Registry under section 60 of the Land Registration Act 2002, or a County Court claim for a declaration, injunction and damages.
## 7. Records and signature
This letter is not marked without prejudice and may be shown to the court on costs. It does not admit adverse possession, trespass or any other claim. I prefer a measured solution and reserve all rights, limitation positions and costs arguments.
