# CHANGE OF USE PLANNING LETTER

Parties: Wye Street Studios Limited and Hereford Council

## 1. Purpose and parties

Wye Street Studios Limited seeks pre-application planning advice for 22 Wye Street, Hereford HR4 9AB, currently used as a Class E(a) retail showroom. The proposal is to operate a small Class E(g)(i) office for eight staff, retaining a 20% customer display area.

## 2. Facts, scope and terms

The premises are 184 square metres and sit within the town-centre boundary. Opening hours would be 08:00–18:00 Monday to Friday, with no evening events, cooking or residential use. The proposal would not alter the building envelope and would retain accessible entrances.

## 3. Process and responsibilities

Please advise whether the change falls within the same use class, needs express planning permission or requires another consent, including building regulations, signage, highways or listed-building checks. We do not rely on this letter as a grant of planning permission.

## 4. Evidence, records and safeguards

Enclosed are the location plan, existing and proposed floor plans, photographs, parking and servicing note, access statement and noise information. The applicant will consult the council's validation requirements and commission surveys if the planning officer identifies a material issue.

## 5. Review, escalation and outcome

The business will control deliveries to 07:30–09:00, provide cycle parking and manage waste through a licensed contractor. Eight employees are an estimate, not a promise that a later intensified use is authorised. Any application will accurately state the use and proposed conditions.

## 6. Reservations and practical protections
