# SAMPLE CONSENT TO SUBLET
Date: 11 March 2029
Parties: Riverside Estates Limited and Hannah Cole
## 1. Parties and purpose
Riverside Estates Limited consents to Hannah Cole subletting Flat 12, Riverside Court, Birmingham B1 2AA, under the form of assured shorthold tenancy attached as Schedule 1 to Marcus Bell for 12 months from 1 April 2029.
## 2. Money and rights
The consent is limited to the named occupier and term. Hannah must provide the signed subtenancy, right-to-rent evidence, contact details and inventory, and must not grant a further sublease or use the flat for short-term holiday letting.
## 3. Duties and operation
Hannah remains liable under her lease for rent, service charge, repairs, nuisance and every tenant covenant. Marcus receives no direct tenancy or permission from Riverside, and the superior lease continues unchanged.
## 4. Consent and management
Before occupation, Hannah must obtain any mortgagee or insurer consent, comply with licensing and safety duties, give Marcus the prescribed information where required and provide Riverside with an emergency contact.
## 5. Ending and remedies
Riverside may inspect on reasonable notice and may withdraw consent only on a lawful ground, including material breach, misleading information or a legal restriction. It will not unreasonably interfere with lawful quiet enjoyment.
## 6. Legal reservations
A breach may result in a demand to remedy, damages or another lease remedy, but not unlawful eviction. The parties should first exchange written details and allow a reasonable opportunity to correct an issue.
## 7. Signatures
The consent is signed on 11 March 2029 and applies only to England and Wales property law. It does not certify the tenant's immigration, tax or regulatory position and those checks remain Hannah's responsibility.
