## 1. Purpose and parties
Aisha Rahman instructs Green & Vale Solicitors LLP to act on her purchase of 9 Orchard Crescent, a leasehold flat offered at £315,000 by the seller's agent. Aisha is the intended buyer and will provide identity, source-of-funds and mortgage information through the firm's secure portal.
## 2. Facts, scope and terms
The authority covers title investigation, reviewing the lease and management information, ordering and reporting searches, raising enquiries, liaising with the lender and seller's conveyancer, exchanging contracts only after Aisha's express approval, and completing and registering the transfer. It does not authorise a higher price, waiver of a search or acceptance of a variation without instruction.
## 3. Process and responsibilities
Aisha asks the firm to check lease length, ground rent, service charge and planned major works, rights of way, restrictions, alterations, fire-safety information, cladding or building-safety material where relevant, and the landlord's consent requirements. She will disclose that she intends to let the flat after an initial period and wants advice about lease and lender restrictions.
## 4. Evidence, records and safeguards
Enclosures include the memorandum of sale, ID checklist, mortgage agreement in principle, payslips and the seller's particulars. Green & Vale must keep client money separate, verify bank details by a trusted channel, explain material risks and provide a written report before exchange. Aisha must answer enquiries promptly and not instruct the firm by an unverified bank email.
## 5. Review, escalation and outcome
The firm will report search results and title defects, identify matters needing specialist tax, survey, planning or leasehold advice, and seek Aisha's decision where risk is material. Aisha may complain under the firm's procedure and, where appropriate, to the Legal Ombudsman or SRA route; those routes do not guarantee completion or compensation.
## 6. Reservations and practical protections
Aisha understands that the transaction is not binding until exchange, that a mortgage offer can contain conditions and that completion depends on funding and title. The instruction is not authority to mislead the seller, conceal defects, or guarantee that the purchase will proceed.
## 7. England and Wales law and completion
England and Wales conveyancing law applies. Aisha signs on 7 May 2031 and sends the instruction through the secure portal and by post to the firm's Manchester office as separate permitted methods. The firm must confirm scope, costs, client-care information and the person responsible before acting.
