# SAMPLE DEED OF COVENANT

Parties: Olivia Hart and Westmere Estates Limited
## 1. Parties and purpose
Olivia Hart of 18 Alder Mews, Bristol BS6 5RL gives this deed to Westmere Estates Limited in connection with her purchase of Flat 9, Westmere Court, Bristol BS8 2QF. The covenant supplements, and does not replace, the registered lease and superior title.
## 2. Consideration and rights
In consideration of Westmere consenting to the transfer, Olivia covenants with the landlord and its successors to pay the estate contribution of £92 each month and any properly demanded balancing charge within 14 days.
## 3. Covenants and conditions
Olivia will use the flat as one private residence, keep the balcony clear, observe the estate regulations and obtain written consent before structural work, signage, business use or keeping an animal.
## 4. Management and liability
She must maintain the interior, insure her contents, permit reasonable access for inspection and repair, and reimburse loss reasonably caused by her household or visitors. Westmere remains responsible for the common structure and communal lighting.
## 5. Term and remedies
This deed binds Olivia and her successors while she holds the flat. A breach may be pursued by injunction, debt claim or other remedy available to the beneficiary, subject to any lease notice and statutory requirements.
## 6. Legal reservations
Nothing here creates a tenancy, varies a statutory right or authorises an unlawful forfeiture. The covenant is read with the lease, Land Registry restrictions and any superior landlord consent; conflicting mandatory law prevails.
## 7. Execution as a deed
Olivia delivers this instrument as a deed on 6 January 2029, signing in the presence of an independent witness who signs and gives name and address. Westmere accepts it through its authorised director, Daniel Price.
