# ENERGY PERFORMANCE CERTIFICATE COMPLAINT LETTER
Date: 29 May 2031
Parties: Nora Williams and GreenMark Energy Assessments
## 1. Purpose and parties
Nora Williams complains about EPC certificate number 9472-1188-5566 for 6 Larch Road, issued on 14 May 2031 by GreenMark Energy Assessments. The certificate gives an F rating and records electric heating and no loft insulation, although the property has gas central heating and documented insulation.
## 2. Facts, scope and terms
Nora bought the property relying on the listing's representation of a C rating and now needs a reliable certificate for a proposed letting. She does not ask GreenMark simply to change the score. She asks it to review the assessor's inspection, measurements, photographs, software inputs and evidence against the approved methodology.
## 3. Process and responsibilities
Nora requests a site reinspection by an accredited domestic energy assessor, correction or withdrawal of the certificate if the evidence supports it, and a written explanation of any unchanged rating. GreenMark should tell her how to make a formal assessor complaint and identify its accreditation body's complaints route.
## 4. Evidence, records and safeguards
She encloses the EPC, Land Registry plan, boiler service record, installer certificate, insulation invoice, photographs and the sales particulars. GreenMark should preserve the assessment file, correct the EPC register through the proper process rather than overwrite history, and protect Nora's address and contact data.
## 5. Review, escalation and outcome
If the assessor does not resolve the issue, Nora may use the accreditation scheme's redress process and report suspected inaccurate domestic EPC work to the relevant government or local-authority enforcement route. She understands that an EPC complaint does not itself determine negligence, misrepresentation, rentability or compensation.
## 6. Reservations and practical protections
Nora will allow reasonable access, keep the original documents and avoid commissioning duplicate certificates solely to manufacture a preferred rating. She reserves rights against any responsible seller or professional but does not allege fraud without evidence. Any letting decision will consider the applicable Minimum Energy Efficiency Standards separately.
## 7. England and Wales law and completion
England and Wales law applies. The complaint is dated 29 May 2031 and sent by email to complaints@greenmark.example and post to the assessor's registered office as separate permitted methods. Nora signs and asks for a case reference, response timetable and route to escalate.
