# ESTATE AGENT FEE DISPUTE LETTER

Date: 21 March 2038

Parties: Daniel and Priya Shah of 8 Elm Close, Leeds LS6 2RA; and Northgate Homes Ltd, 41 Park Row, Leeds LS1 5AB

## 1. Addressee and subject

To: Complaints Officer, Northgate Homes Ltd. Subject: invoice NH-8841—disputed commission for 8 Elm Close. This is a request for contractual evidence and a hold on collection, not an admission that any commission is due.

## 2. Chronology and contractual position

We signed the sole-agency terms on 2 September 2037. We met Helen Ward privately on 10 January 2038, showed her the property on 14 January, and she made the offer accepted on 20 January. Northgate's viewing log does not show an introduction of Helen, and completion took place on 28 February.

## 3. Conservative legal basis

The express trigger in clause 6 appears not to be met. Please also explain how the written terms and any prescribed disclosures under the Estate Agents Act 1979 are said to support this invoice. We do not assert a statutory conclusion without reviewing the complete paperwork.

## 4. Evidence and requested remedy

Enclosed are the signed terms, our 10 January message to Helen, viewing photographs dated 14 January, the offer email, completion statement and Northgate's invoice. Cancel NH-8841 and confirm that no interest, collection charge or adverse report will be added while the dispute is open; alternatively identify the precise introduction relied upon.

## 5. Response deadline and status
