## 1. Status of this document
Canal Wharf Estates Limited records a proposed forfeiture decision concerning Unit 3, Canal Wharf, Leeds LS10 1AB under the lease dated 1 April 2024. This information notice is not a warrant and does not itself terminate the lease.
## 2. Parties and subject
Rent of £2,400 fell due on 1 April 2029 and remains unpaid. The account also shows £180 interest under the lease. Eastbank may dispute the ledger, pay the arrears or raise any contractual or statutory defence.
## 3. Facts and request
The landlord must check the lease, any grace period, notice requirements, insolvency restrictions, waiver by accepting rent and the correct remedy. It will not forfeit by changing locks while a person is lawfully present without following the law.
## 4. Checks and evidence
Before court proceedings or any permitted peaceable re-entry, Canal Wharf will check whether relief from forfeiture is available and whether a commercial rent arrears recovery route or other restriction applies.
## 5. Procedure and deadline
Any notice will be served by a legally valid method to the premises, registered office and known occupiers, with hand delivery, post and email identified separately where permitted. Service evidence will be retained.
## 6. Rights and remedies
Forfeiture is not automatic debt recovery. Eastbank may seek relief from the court, and only authorised persons may act. No self-help eviction, removal of goods or interference with utilities is authorised by this document.
