# FREEHOLD PURCHASE LETTER

Date: 18 June 2029

Parties: Ella Morgan and Wessex Freeholds Limited

## 1. Parties, property and legal character

To Wessex Freeholds Limited, 20 Estate House, London W1A 1AA: I, Ella Morgan, registered leaseholder of Flat 3, 10 Highrise, London EC1A 1AA (leasehold title NGL771204), invite discussions about purchasing the freehold. My lease began in 2012 and has more than 90 years remaining.

## 2. Term, price and financial arrangements

This is an initial voluntary approach and is not intended to be a section 13 Initial Notice under the Leasehold Reform, Housing and Urban Development Act 1993 or a section 5 notice under the Leasehold Reform Act 1967. I reserve any statutory right and will take specialist advice before serving a formal notice.

## 3. Use, possession and operating duties

For a voluntary sale, I propose £68,000 subject to valuation, title, lease review, confirmation of service-charge accounts and a satisfactory survey. Please provide the freehold title number, details of superior interests, arrears or litigation, and your proposed premium and costs.

## 4. Condition, repairs and compliance

If the statutory route for this flat or building is appropriate, the qualifying criteria, participation threshold, notice form, valuation date, landlord's costs and timetable will need to be checked. This letter does not admit that any statutory qualification is met, waive a right, or fix a valuation date.

## 5. Notices, default and ending

I ask you to confirm whether you are willing to negotiate, identify an authorised contact and preserve relevant title and management records. Any inspection or access should be agreed in writing; no lease term or service-charge obligation changes unless documented and signed.

## 6. Liability, data and dispute handling

Please respond within 14 days. If no response arrives, I may obtain a specialist enfranchisement valuation and consider a formal route or a solicitor's letter. Costs and limitation issues will be assessed on advice; this letter is not a claim or court proceedings.

## 7. England and Wales law and signatures
