# GARAGE RENTAL AGREEMENT

Parties: Maya Patel and Oliver Grant
## 1. Purpose and parties
Maya Patel of 22 Rowan Crescent, Reading RG1 6DP lets to Oliver Grant of 4 Elm Walk, Reading RG2 8HT the detached garage numbered G7 behind 22 Rowan Crescent. The parties sign this agreement on 1 September 2032 for storage and private vehicle parking only; it is not a letting of a dwelling.
## 2. Facts, scope and terms
The term starts on 1 September 2032 and continues monthly until ended under this agreement. Rent is £150 per calendar month, payable in advance on the first day of each month to Maya's nominated account. The deposit is £300, equal to two months' rent, and will be returned within 14 days after vacant possession, less evidenced unpaid rent or repair cost beyond fair wear.
## 3. Process and responsibilities
Oliver may park one road-legal vehicle and store ordinary household goods in sealed containers. He must not sleep, work commercially, sublet, store petrol other than the vehicle's tank, gas cylinders, weapons, perishables, waste or unlawful items. He must keep the door locked, maintain his own contents insurance and comply with fire and environmental requirements.
## 4. Evidence, records and safeguards
Maya will keep the structure weatherproof and maintain the external lock, except where damage is caused by Oliver. Oliver will report defects promptly, must not alter wiring or install fixtures without written consent, and will pay for damage caused by his negligence or breach. Neither party guarantees protection against theft, and Oliver must take reasonable security precautions.
## 5. Review, escalation and outcome
Access is by the shared driveway between 07:00 and 22:00. Maya may enter on at least 24 hours' notice to inspect or repair, except in an emergency or where immediate action is reasonably needed to prevent damage. Oliver must not obstruct neighbours, store items outside G7 or copy keys without permission; lost keys cost £25 to replace.
## 6. Reservations and practical protections
Either party may end the monthly arrangement by giving one month's written notice, expiring the day before a rent day. Maya may seek earlier lawful termination for serious breach, non-payment or danger, giving a reasonable opportunity to remedy where appropriate. On ending, Oliver will remove all belongings, sweep G7, return keys and give a forwarding address; remaining goods may be dealt with after reasonable notice as the law permits.
## 7. England and Wales law and completion
This completed fictional agreement is governed by England and Wales law and is dated 1 September 2032. It is a licence or storage arrangement only if that reflects the actual possession and facts; the label cannot exclude mandatory rights. Notices must be delivered by hand, post or email with evidence of receipt. Each party keeps a signed copy and should obtain independent advice before relying on it.
