# GROUND RENT DEMAND NOTICE

Parties: Wessex Freeholds Limited and Sofia Bennett
## 1. Purpose and parties
Wessex Freeholds Limited demands ground rent from Sofia Bennett, leaseholder of Flat 5, Maple Court, Guildford GU1 4LH, under the lease dated 1 September 2017. The demand is for the period 1 January to 30 June 2031 at £175, due on 1 January 2031.
## 2. Facts, scope and terms
The notice is served in the prescribed form under section 166 of the Commonhold and Leasehold Reform Act 2002. It identifies the property, leaseholder, period, amount and date by which payment must be made. No administration fee or interest is added to this statutory demand.
## 3. Process and responsibilities
Payment may be made by BACS quoting GR-2031-05 or by contacting the managing agent. Sofia should check the lease and contact accounts if she believes the charge is paid, disputed or affected by a lease variation. A query will be logged without falsely acknowledging liability.
## 4. Evidence, records and safeguards
Wessex will not commence forfeiture proceedings for rent below the statutory threshold or before the statutory time conditions are met, and will comply with notice and court requirements. Data used for arrears administration will be limited and securely retained.
## 5. Review, escalation and outcome
Enclosed are the lease extract, account statement and the prescribed summary information. If payment is not received, Wessex may send a reminder and pursue lawful recovery, but will credit verified payments and avoid duplicate demands.
## 6. Reservations and practical protections
Sofia may seek independent leasehold advice and may use the managing agent's complaint process. This demand does not determine service charge, premium or any separate dispute and does not waive a statutory defence.
## 7. England and Wales law and completion
