## 1. Purpose and parties

Juniper Homes Ltd lets Maya Singh the furnished bedroom at 14 Alder Street, Leeds, for use as her only or principal home. The house is occupied by five unrelated residents who share the kitchen and two bathrooms, and the landlord states that the house is licensed as an HMO by Leeds City Council under the licence in force for the property.

## 2. Facts, scope and terms

The tenancy starts on 1 November 2033 for twelve months and then continues monthly unless lawfully ended. Rent is £780 per calendar month, payable in advance on the first day; a £780 deposit is protected in an authorised tenancy-deposit scheme, with prescribed information supplied within the statutory time. No fee is charged except a payment permitted by the Tenant Fees Act 2019.

## 3. Process and responsibilities

If rent or another obligation is disputed, Juniper will give the notices required by the applicable law and seek a court order where one is required; it will not evict by changing locks or removing Maya's belongings. Maya should seek advice before signing, may report hazards to the council, and can request reasonable adjustments or a communication support person.
