# EXAMPLE: HOLIDAY LET AGREEMENT

Parties: Northmoor Cottages Limited and Priya Nair
## 1. Parties and subject matter
Northmoor Cottages Limited lets Willow Cottage, Moor Lane, Keswick CA12 4HX to Priya Nair for a holiday stay from 12 to 16 October 2028 for up to four named guests. This is a short holiday booking and is not intended to grant an assured tenancy or permanent home.
## 2. Financial terms
The total price is £1,240, comprising £1,000 accommodation, £160 cleaning and £80 booking tax or fee as itemised at checkout. Priya paid £620 on booking and will pay the balance by 28 September; no additional security deposit is taken.
## 3. Use and obligations
Check-in is after 4.00 pm and check-out is by 10.00 am. Priya must provide guest names, use the key-safe code confidentially, observe the maximum occupancy and avoid parties, smoking, candles and noise after 10.00 pm.
## 4. Consent and management
Northmoor supplies the furnished cottage, bedding, towels, heating and a parking space. Priya must report damage promptly, supervise children near the stream, follow the fire plan and leave the property reasonably clean; deliberate damage remains chargeable.
## 5. Ending and remedies
A cancellation made by 28 September receives the balance back less a £75 administration fee; a later cancellation is refundable only to the extent Northmoor rebooks the dates. Northmoor will refund or offer a comparable stay if it cannot provide the cottage, except where an unavoidable event applies.
## 6. Legal reservations
Northmoor may enter for an emergency, essential repair or agreed cleaning, giving notice where practicable. Personal data is used for booking, safety and legal records; house rules do not exclude mandatory consumer rights or liability that cannot lawfully be excluded.
## 7. Signatures
The parties will photograph the meter and report concerns through the booking portal within 24 hours of arrival. Complaints are first escalated to the duty manager; English law applies, subject to consumer protection, planning, licensing, fire-safety and local occupancy rules.
