# SAMPLE HOUSE SHARE AGREEMENT

Parties: Maya Singh, Oliver Grant and Priya Nair
## 1. Parties and purpose
Maya Singh, resident landlord of 14 Willowbank Road, York YO10 4LP, grants Oliver Grant and Priya Nair personal licences to occupy the named furnished bedrooms and share the kitchen, bathroom and living room. The arrangement is not a lease.
## 2. Money and rights
Oliver pays £725 and Priya £690 monthly in advance on the first day by standing order. Each pays one third of metered utilities and broadband; Maya pays council tax and keeps a £150 refundable deposit from each occupier.
## 3. Duties and operation
The occupiers must keep bedrooms and shared areas clean, label food, follow the cleaning rota and report defects. No smoking, business, subletting, duplicate keys or overnight guest is allowed without Maya's written agreement.
## 4. Consent and management
Guests may visit until 11.00 pm with prior notice. Everyone must keep escape routes clear, test the alarm when asked and follow the fire plan. Maya retains control and reasonable access to the home.
## 5. Ending and remedies
The deposit may be used only for unpaid fees, missing items or damage beyond fair wear and tear, supported by evidence. Maya will return an undisputed balance within ten days after departure.
## 6. Legal reservations
Each occupier may end their licence with 28 days' written notice expiring on a fee day. Maya must use a lawful process for serious breach and must not harass or unlawfully evict.
## 7. Signatures
The parties inspect rooms on 30 April 2029, exchange emergency contacts and resolve complaints at a house meeting first. England and Wales law applies, subject to housing, licensing and safety requirements.
