## 1. Status of this document
This inventory records the condition of 14 Willowbank Road, York YO10 4LP, before Oliver Grant's occupation under the licence dated 4 March 2029. Maya Singh and Oliver inspect each room together and may attach dated photographs.
## 2. Parties and subject
The entrance carpet has light wear at the threshold; the living-room wall has two small picture-hook marks; the kitchen worktop is clean with one faint heat ring. These observations are not acceptance of pre-existing damage as a new obligation.
## 3. Facts and request
The furnished items are one oak table, four chairs, a blue sofa, a double bed, wardrobe, microwave and fridge. Serial numbers and photographs are listed in Appendix 1; appliances were operating at inspection.
## 4. Checks and evidence
The gas meter reads 01842, electricity 006731 and water 00418. Two front-door keys, one mailbox key and one gate tag are handed over. Oliver must report a discrepancy within 48 hours.
## 5. Procedure and deadline
Oliver must keep the property reasonably clean, avoid damage beyond fair wear and tear, follow the house rules and return all items. Maya must keep essential services working and correct a defect she is responsible for.
## 6. Rights and remedies
At departure the parties will compare this record fairly, allowing for age, use and ordinary deterioration. A deduction or claim must be supported by a reasonable cost and must not improve the property.
## 7. Records and signature
Both parties sign the schedule on 4 March 2029. Electronic copies and photographs are treated as the agreed record, subject to correcting an obvious transcription error by written confirmation.
