## 1. 目的と当事者
Wessex Freeholds Limitedは、2017年9月1日付leaseのFlat 5, Maple Court, Guildford GU1 4LHのleaseholder Sofia Bennettへground rentをdemandします。periodは2031年1月1日〜6月30日、£175、dueは2031年1月1日です。
## 2. 事実、範囲および条件
noticeはCommonhold and Leasehold Reform Act 2002 section 166のprescribed formでserveします。property、leaseholder、period、amount、payment dateをidentifyし、statutory demandにadministration feeやinterestを加えません。
## 3. 手続と責任
paymentはBACS（GR-2031-05）またはmanaging agentへのcontactです。Sofiaはleaseをcheckし、paid、disputed、lease variationの影響があると思えばaccountsへcontactします。queryをlogしますがliabilityをfalseにacknowledgeしません。
## 4. 証拠、記録および保護措置
Wessexはstatutory threshold未満のrentについて、またはstatutory time condition前にforfeiture proceedingを開始せず、noticeとcourt requirementを守ります。arrears administrationのdataをlimitしsecureにretainします。
## 5. review、escalationおよびoutcome
lease extract、account statement、prescribed summary informationをencloseします。paymentがなければreminderとlawful recoveryを行えますが、verified paymentをcreditしduplicate demandを避けます。
## 6. 留保と実務上の保護
Sofiaはindependent leasehold adviceを得てmanaging agent complaint processを使えます。本demandはservice charge、premium、separate disputeをdetermineせず、statutory defenceをwaiveしません。
## 7. England and Walesの法と完了
England and Wales lawを適用します。noticeはflatへのpostと、leaseにrecordされた場合のemailを別個の許可methodとしてserveします。WessexのMartin Coleが2030年12月29日にsignします。
