## 1. 目的と当事者
Wessex Estates LimitedはDaniel Hughesへの22 Wye Street, Hereford HR4 9AB saleについて2030年9月14日付contractをreferします。contractual completion dateは12月6日でしたが、buyerはcompleteせずextensionもagreeしませんでした。
## 2. 事実、範囲および条件
これはStandard Conditions of Sale (5th edition) condition 6に基づくcontractual notice to completeです。sellerはready、willing、ableで、transfer documentをsignしvacant possession arrangementを維持しています。
## 3. 手続と責任
Danielは本noticeのdeemed service後10 working daysの日（service dayを除く）16:00までにcompleteしてください。completion documentと引換えにseller conveyancerへbalanceをtransferします。time is of the essenceとなるのはcontractとnoticeがlawfully定める範囲です。
## 4. 証拠、記録および保護措置
completionしなければWessexはcontractual rightとしてrescind、depositのretainまたはpayment請求、accrued interestとdamages請求、その他remedyをreserveします。不確かなbank transferやincomplete mortgage drawdownをcompletionとは扱いません。
## 5. review、escalationおよびoutcome
Danielはconveyancerとlenderへrequisition、search、fund、authority issueを直ちに相談してください。本noticeはcontractual rightをwaiveせず、timeをextendせず、delayがseller causeとはadmitしません。sellerはcompletion時に必要なsumをaccountします。
## 6. 留保と実務上の保護
serviceはDanielのcontractual addressへのrecorded postと、conveyancerへのemailという別個の許可methodです。deemed receiptはcontract notice clauseに従い、copyはstated service methodの代替ではありません。
## 7. England and Walesの法と完了
England and Wales lawを適用します。noticeはWessex solicitorのHannah Coleが2030年12月10日にsignします。Danielへのlegal adviceではなく、urgent independent conveyancing adviceを得るべきです。
