# PARKING SPACE LICENCE AGREEMENT（PARKING SPACE LICENCE契約）

## 1. 当事者、propertyおよび法的性質
Riverside Quays Management Limited（Company No. 09918420、2 Lock Gate, Birmingham B1 2HF）は、Flat 31, Riverside QuaysのOliver Reedに、basement car parkのbay B31を使うpersonal licenceをgrantします。licensorはfreeholderとのmanagement agreementに基づくauthorityを確認します。
## 2. 期間、priceおよび金銭条件
licenceは2029年6月1日から初回12か月で、car parkのestate、tenancy、exclusive possessionを作りません。bayはOliverにregisteredされたroadworthy private passenger vehicle一台用で、caravan、commercial storage、repair、written consentのないcharging equipmentは禁止です。
## 3. 使用、占有および運用上の義務
feeは月£95、毎月1日にstanding orderで払い、£190のrefundable security depositを預けます。feeはflatのrentやservice chargeとは別で、renewal時のreviewは、別のsigned variationがない限りCPIの変動を超えません。
## 4. 状態、修繕および法令遵守
Oliverはissued permitをdisplayし、marked bayを使い、disabled accessやfire routeを塞がず、estateのreasonable parking・CCTV ruleを守ります。replacement vehicleをmanagerにnotifyし、bayをtransfer、lend、sub-licenseしてはいけません。
## 5. notice、defaultおよび終了
Riversideはaccess routeとreasonable lightingを維持しますが、vehicleやcontentsをguardしません。Oliverは通常のparking riskを負い、insuranceを維持し、vehicleまたはbreachによるdamageをindemnifyします。negligenceによるdeath・personal injuryやnon-excludable rightは除外しません。
## 6. 責任、dataおよびdispute対応
initial term後はどちらも1か月のwritten noticeで終了できます。unpaid feeまたはserious safety breachでは、可能な限りnotice後にaccessをsuspendできます。dangerous use、fraud、unauthorised sub-licenceならimmediate terminationができ、適切な場合pro-rata feeを返します。
## 7. England and Walesのlawと署名
England and Wales lawを適用し、そのcourtsをexclusive jurisdictionとします。noticeはhand delivery、上記addressへのpost、またはparking@riversidequays.exampleへのemailという別個のpermitted methodです。failure noticeがなければemail transmission時にreceiptとし、Helen WardとOliver Reedが署名します。
