# PERMITTED DEVELOPMENT RIGHTS NOTICE（PERMITTED DEVELOPMENT NOTICE）

## 1. 目的と当事者
OliverとBeth Morganは7 Orchard Close, Newport NP4 6QHのrear single-storey extensionをnoticeします。projection 3.2m、eaves height 3m、matching brickで、applicable permitted development limitの確認を条件とします。
## 2. 事実、範囲および条件
ownersはproposalがTown and Country Planning (General Permitted Development) Order 2015のPart 1 Schedule 2 Class Aにfallすると考えますが、rightの適用をassertしません。Article 4 direction、conservation-area restriction、listed status、previous planning conditionをcheckします。
## 3. 手続と責任
本件はlarger home-extensionのneighbour consultation scheme caseではなく、現在のfactsではprior approval applicationを予定しません。councilがprior approvalまたはexpress permissionを要するとconfirmすれば、本noticeでworkを開始しません。
## 4. 証拠、記録および保護措置
location plan、dimensioned drawing、materials schedule、photoをencloseします。building regulations、applicableなParty Wall requirement、drainage control、protected-species check、lawful planning permissionのconditionを遵守します。
## 5. review、escalationおよびoutcome
本noticeはinformationであり、certificate of lawfulnessでもconsentでもありません。planning positionにevidenceが必要ならlawful development certificateをapplyできます。neighbourはcouncilへfactual concernをraiseでき、councilがstatutory powerでdecideします。
## 6. 留保と実務上の保護
workは2031年1月15日より前に開始せず、contractorはfootwayをclearにし、construction hourを08:00〜18:00にlimitします。dimensionやuseのmaterial changeはquietly permittedとは扱わず再assessします。
## 7. England and Walesの法と完了
England and Wales planning lawを適用します。councilとneighbourへpostとemailを別個の許可methodとしてdeliverします。OliverとBethが2030年11月20日にsignします。
