# LANDLORD COMPLAINT LETTER

Parties: Sofia Bennett and Elmbridge Homes Limited
## 1. Parties, property and legal character
To Elmbridge Homes Limited, 8 Market Street, Guildford GU1 4LH: I, Sofia Bennett, tenant of Flat 5, 8 Market Street, make this formal complaint about repair failures first reported on 2 April 2029. The tenancy is an assured shorthold tenancy dated 1 September 2027 and my rent of £1,350 per month is paid up to date.
## 2. Term, price and financial arrangements
The bathroom extractor has not worked for nine weeks, water is entering around the bedroom window, and the communal front door has not locked since 19 May. Damp staining has spread to the bedroom skirting. I attach photographs, the repair reference EH-4417 and copies of messages; I have permitted two appointments that did not occur.
## 3. Use, possession and operating duties
Please investigate the cause, repair the structure, exterior and installations for which the landlord is responsible under section 11 of the Landlord and Tenant Act 1985, and address fitness for habitation and relevant health and safety duties. Please give me a written plan and contractor appointment within seven days, with emergency arrangements meanwhile.
## 4. Condition, repairs and compliance
I will provide reasonable access on 48 hours' written notice at an agreed time, except for a genuine emergency. Your agent entered on 26 May without the agreed notice and photographed personal belongings; please explain the authority relied on and confirm that future access will respect quiet enjoyment and UK GDPR.
## 5. Notices, default and ending
I request reimbursement of the £86.40 electrician call-out I paid after the unsafe socket sparked, subject to your investigation, and ask that no rent deduction be made by either side without written agreement or legal advice. I reserve claims for damage, nuisance, disrepair and any statutory remedy, while remaining willing to use the council's housing team or an ombudsman.
## 6. Liability, data and dispute handling
If there is no meaningful response within 14 days, I will use Elmbridge's stage-two complaint process and may seek advice about an injunction, damages or other relief. This letter is not a notice to quit, waiver, admission or permission to retaliate; I continue to mitigate loss and report new hazards.
