# LANDLORD GAS SAFETY CERTIFICATE NOTICE

Parties: Landlord: Olivia Marsh, 2 Fern Road, Nottingham NG7 3LD. Tenant: Karim Ali, Flat 3, 48 Station Street, Nottingham NG1 2GS. Engineer: Trent Gas Services Ltd.
## 1. Certificate and appointment
The gas safety record for Flat 3, 48 Station Street, Nottingham NG1 2GS was issued on 1 December 2024 and expires on 30 November 2025. Trent Gas Services Ltd, Gas Safe registration 482771, will attend on Thursday 20 November 2025 between 9am and 11am to inspect the boiler, cooker and flue and issue a new record if safe.
## 2. Notice and access
This letter is sent on 12 November 2025, giving eight days' notice under clause 6 of the tenancy dated 1 December 2022. Please confirm access by 17 November. The engineer will show identification, and no one will enter without your consent, a genuine emergency, or a lawful court order.
## 3. Preparation and rearrangement
Please keep the boiler, cooker, meter and connecting pipework accessible and do not use an appliance that appears unsafe. If 20 November is unsuitable, email olivia.marsh@example.com by 17 November with two alternative morning slots before 30 November; I will try to rearrange with the engineer.
## 4. Record and follow-up
I will provide you with the new gas safety record within 28 days of the check and retain the record as required by the applicable regulations. If a defect is found, the engineer will explain any immediate safety step and I will arrange necessary remedial work; this notice does not predetermine the inspection result.
## 5. Legal caution and signature
The landlord must check current requirements under the Gas Safety (Installation and Use) Regulations 1998, including inspection timing, record delivery and any restrictions on future notices.
