# SAMPLE LANDLORD NOTICE TO QUIT
Date: 1 March 2029
Parties: Cedar Quays Limited and Eastbank Cycles Limited
## 1. Status of this document
Cedar Quays Limited gives this information letter to Eastbank Cycles Limited concerning Unit 3, Canal Wharf, Leeds LS10 1AB, occupied under a periodic business tenancy after the fixed term ended. It is not itself a prescribed form.
## 2. Parties and subject
The proposed termination date is 30 September 2029, calculated from the quarterly rent period and the lease dated 1 April 2024. Cedar must check the contractual notice clause, statutory protection and any renewal rights before service.
## 3. Facts and request
The tenant pays £2,400 quarterly in advance and uses the unit for bicycle repair and retail. No allegation of breach is made by this information letter, and the landlord does not waive any existing covenant or claim.
## 4. Checks and evidence
Before serving a formal notice, Cedar will check the correct statutory route, whether the tenancy is protected by the Landlord and Tenant Act 1954, notices to occupiers, licensing and the required method of delivery.
## 5. Procedure and deadline
Service is proposed by hand and first-class post to the premises and registered office, with email also used as a permitted alternative if the lease allows it. A certificate of service and copies will be retained.
## 6. Rights and remedies
This document does not end the tenancy, permit changing locks or remove the tenant's right to challenge validity. Any possession claim must use the court procedure and account for relief, renewal and statutory protections.
## 7. Records and signature
Daniel Price signs for Cedar on 1 March 2029. Eastbank should obtain independent advice and may respond with its proposed date, renewal position or evidence that the notice calculation is wrong.
