# RESIDENTIAL LEASE AGREEMENT

Parties: Riverstone Estates Ltd and Daniel Okafor
## 1. Premises and fixed term
Riverstone Estates Ltd grants Daniel Okafor occupation of Flat 4, 22 Oak Street, Manchester M4 6AB from 1 March 2038 for a stated twelve-month term. The flat is to be used as Daniel's home and not for a business or unlawful purpose without written consent.
## 2. Rent, deposit and charges
Daniel will pay £1,450 per calendar month in advance on the first day of each month. He will pay a £1,670 deposit, which Riverstone will protect with an authorised tenancy deposit protection scheme and for which it will provide prescribed information where required. Utilities and other charges remain Daniel's responsibility where separately metered or properly chargeable.
## 3. Tenant obligations
Daniel will take reasonable care of the flat, keep it reasonably clean, promptly report defects and allow lawful inspections or repairs after appropriate notice. He must not assign or sublet, alter the premises, or cause nuisance without Riverstone's written consent.
## 4. Landlord obligations and access
Riverstone will keep the structure, exterior and landlord installations in repair as required by applicable law. It will give lawful notice before entering except in an emergency and will address reported defects within a reasonable time. Neither party may contract out of mandatory housing protections.
## 5. Ending, disputes and signatures
The proposed fixed term does not remove any statutory possession, renewal or ending right. Any notice, court process and recovery of possession must comply with mandatory housing law. This agreement is governed by the law of England and Wales; Riverstone Estates Ltd and Daniel Okafor sign to confirm the recorded terms.
