# LEASEHOLD ENFRANCHISEMENT CLAIM

## 1. Purpose and parties
Sofia Bennett is the registered leaseholder of Flat 5, Maple Court, Guildford GU1 4LH, under a 125-year lease dated 1 September 2017. She has owned the flat for more than two years and seeks a statutory lease extension under the Leasehold Reform, Housing and Urban Development Act 1993.
## 2. Facts, scope and terms
The lease has 111 years remaining. Sofia's surveyor estimates a premium of £18,500–£23,000, subject to valuation, marriage-value treatment and the statutory assumptions. The estimate is not an offer and does not replace specialist enfranchisement valuation advice.
## 3. Process and responsibilities
Sofia serves an initial notice identifying the property, her qualifying interest, landlord, proposed premium and date for counter-notice. She pays the statutory deposit requested by the landlord's solicitor and authorises service at her conveyancer's address. The notice is not withdrawn or varied informally.
## 4. Evidence, records and safeguards
Wessex must respond by the counter-notice date, admitting or disputing the right and stating its terms. The parties will exchange valuation evidence and negotiate in good faith. If terms cannot be agreed, either party may apply to the First-tier Tribunal (Property Chamber) within the statutory window.
## 5. Review, escalation and outcome
Sofia will fund reasonable professional costs recoverable under the Act, while disputing costs that are not properly recoverable. Completion will be by the statutory lease and deed process, with Land Registry registration and apportionment of rent and service charge.
## 6. Reservations and practical protections
The claim preserves deadlines, does not concede the premium or landlord's costs, and is subject to title, mortgagee consent and the tribunal's jurisdiction. Sofia has been advised to obtain an independent specialist valuation and conveyancing advice.
## 7. England and Wales law and completion
