# SAMPLE LICENCE TO ALTER

Date: 1 February 2029

Parties: Westmere Estates Limited and Daniel Price

## 1. Parties and purpose

Westmere Estates Limited licenses Daniel Price, the leaseholder of Flat 4, Westmere Court, Bristol BS8 2QF, to remove the non-structural kitchen partition and install the layout shown on drawing WP-04 Rev B dated 20 January 2029.

## 2. Money and rights

The licence is supplemental to the lease and gives no right beyond the approved works. Daniel must obtain planning permission, building-regulations approval, freeholder or mortgagee consents and any party-wall agreement at his own cost.

## 3. Duties and operation

Works must be carried out by Oakline Contractors between 8.00 am and 5.30 pm on weekdays, with quiet hours observed. Daniel must protect common parts, insure contractors and provide a construction method statement before starting.

## 4. Consent and management

Daniel pays Westmere's reasonable surveyor and legal costs of £2,450 plus VAT, the contractor's charges and any damage to neighbouring property. Westmere does not warrant the design or the contractor's workmanship.

## 5. Ending and remedies

A completion certificate, electrical certificate and photographs of concealed works must be supplied within 14 days. Westmere may inspect on reasonable notice and may require correction of defective or unauthorised work.

## 6. Legal reservations

The works must remain unless the lease or a later written consent requires reinstatement. Breach is a breach of the lease and may lead to an injunction or a lawful demand for reinstatement, without self-help entry.

## 7. Signatures

The parties sign this licence on 1 February 2029. England and Wales law applies; Daniel must not rely on this document as planning, building-control or specialist structural advice.
