# EXAMPLE: LODGER AGREEMENT

Parties: Maya Singh and Oliver Grant
## 1. Parties and subject matter
Maya Singh, the resident homeowner of 14 Willowbank Road, York YO10 4LP, grants Oliver Grant a personal licence to occupy the furnished first-floor bedroom described in Schedule 1 from 1 August 2028. This worked example is intended as a licence, not a lease or assured tenancy.
## 2. Financial terms
The £725 monthly licence fee is payable in advance on the first day of each month by standing order. It includes reasonable gas, electricity, water, council tax and broadband use; Oliver also pays a £150 refundable security deposit subject to lawful deductions and any applicable protection rules.
## 3. Use and obligations
Oliver may use the shared kitchen, bathroom, living room and rear garden between 7.00 am and 11.00 pm. Maya keeps control of the home, retains access to the room on reasonable notice, and both parties will respect privacy and quiet enjoyment.
## 4. Consent and management
The lodger must keep the bedroom and shared areas clean, must not smoke or keep an animal, and may have one daytime guest with notice. No business, subletting, key copying or alteration is permitted without Maya's written consent.
## 5. Ending and remedies
Maya will provide a reasonably clean and safe room, maintain essential services and complete any required right-to-rent or local licensing checks. Oliver will report defects, comply with fire and house rules, and not obstruct inspections or emergency access.
## 6. Legal reservations
Either party may end the licence by giving 28 days' written notice, expiring on a fee day. Maya may seek earlier termination for serious breach or danger, but must use a lawful process and must not unlawfully evict or harass Oliver.
## 7. Signatures
On departure Oliver returns keys, removes belongings and supplies a forwarding address. The parties will inspect the room on 29 August 2028, settle agreed damage against the deposit, and resolve disputes first by a written meeting; English law applies.
