Eleanor Hughes is the registered proprietor of 14 Willowbank Road, Exeter, EX2 4QJ, title number EX123456, and is the sole borrower under mortgage account 80427196 with Wessex Mutual Bank plc. She writes on 18 September 2031 because she has exchanged contracts to sell the property to Thomas Bell and Aisha Bell.
## 2. Facts, scope and terms
Completion of that sale is agreed for 6 October 2031. Eleanor asks the Bank to issue a final redemption statement calculated to that date, showing the principal, interest calculated through 6 October 2031, the daily rate after that date, and every administration or discharge charge. Her current online balance of £218,430.77 is an estimate only and is not offered as the redemption sum.
## 3. Process and responsibilities
Harbour & Finch LLP, 27 Queen Square, Exeter, EX1 1EU, acts for Eleanor on the sale under reference HF/EL/4721. The statement and payment instructions should be sent securely to solicitor@harbourfinch.example and to the firm's conveyancing address, with a copy to Eleanor at 14 Willowbank Road. Harbour & Finch will make the completion payment by CHAPS on 6 October 2031.
## 4. Evidence, records and safeguards
The Bank is asked to confirm that no early repayment charge applies because the fixed-rate period ended on 31 August 2031. It should separately identify the agreed £125 administration fee, any Land Registry discharge fee and any telegraphic transfer fee, rather than combining them with interest. If the figure changes before completion, the Bank should state the reason and the revised daily accrual.
## 5. Review, escalation and outcome
Eleanor also requests confirmation that, once cleared funds are received, Wessex Mutual Bank plc will release its charge and submit the electronic discharge, or provide form DS1 if an electronic discharge is not available. The Bank should identify the expected release timescale and tell Harbour & Finch immediately if it requires an original document, certified authority or further identification.
## 6. Reservations and practical protections
For security, Eleanor will not rely on payment details received by an unverified email. Harbour & Finch will telephone the Bank using the number in its existing lender directory before sending funds, retain the signed sale contract, the statement, the CHAPS confirmation and any completion correspondence, and notify the Bank promptly if the sale is delayed or rescinded.
## 7. England and Wales law and completion
This completed fictional request is governed by England and Wales law and is dated 18 September 2031. It is a request for an exact completion figure, not an admission that £218,430.77 is sufficient and not a waiver of any right to challenge an unexplained charge. Wessex Mutual Bank plc should acknowledge receipt within two working days and the parties will use the stated account and title references in all further correspondence.
