# NEW BUILD SNAGGING LETTER

Parties: Lewis Grant and Northfield Homes (Yorkshire) Limited

## 1. Purpose and parties

Lewis Grant bought 42 Alder Rise, Leeds, from Northfield Homes (Yorkshire) Limited for £327,500; completion took place on 12 June 2031. He gives formal notice of defects found during the 30 July independent inspection and asks the developer to treat this as a request for rectification, not a waiver of other rights.

## 2. Facts, scope and terms

The attached schedule records a leaking ensuite shower at photograph 04, a 6 mm gap at the kitchen worktop, cracked mortar to the rear elevation, a bedroom window that will not lock, and a boiler pressure loss from 1.4 to 0.7 bar overnight. The snagging consultant estimates £4,260 for repair if Northfield does not attend.

## 3. Process and responsibilities

Lewis requests a written method statement, competent tradespeople, matching materials and completion by 5 September 2031. Northfield should protect flooring, isolate utilities safely and provide a two-hour appointment window; Lewis will provide access on Tuesdays and will not obstruct urgent safety work.

## 4. Evidence, records and safeguards

Evidence comprises the inspection report by Elm Building Surveyors dated 30 July, photographs with metadata, the boiler service log, purchase contract, warranty booklet and receipts for a £185 temporary dehumidifier. Northfield must preserve its site records and should not conceal or overwrite relevant defect information.

## 5. Review, escalation and outcome

He asks for confirmation of the responsible site manager within seven days and a joint inspection on 19 August. If defects remain, Lewis will use the NHBC resolution route or another applicable warranty process, and may seek proportionate recovery through the court after complying with pre-action expectations.

## 6. Reservations and practical protections

The letter does not accept that cosmetic tolerance makes water ingress or a non-locking window acceptable. Lewis will mitigate loss, keep receipts and allow reasonable reinspection, but reserves claims for consequential damage, statutory consumer rights and any warranty remedy.

## 7. England and Wales law and completion
