Parties: Wessex Estates Limited and Daniel Hughes
## 1. Purpose and parties
Wessex Estates Limited refers to the contract dated 14 September 2030 for the sale of 22 Wye Street, Hereford HR4 9AB, to Daniel Hughes. The contractual completion date was 6 December 2030, but the buyer did not complete or obtain an agreed extension.
## 2. Facts, scope and terms
This is a contractual notice to complete served under condition 6 of the Standard Conditions of Sale (5th edition). The seller is ready, willing and able to complete, has signed transfer documents and has maintained vacant possession arrangements.
## 3. Process and responsibilities
Daniel must complete by 4:00 pm on the date that is ten working days after deemed service of this notice, excluding the day of service, by transferring the balance to the seller's conveyancer against completion documents. Time is made of the essence only as the contract and this notice lawfully provide.
## 4. Evidence, records and safeguards
If completion does not occur, Wessex reserves the contractual right to rescind, retain or seek payment of the deposit, claim accrued interest and damages and pursue any other remedy available. The seller will not treat an uncertain bank transfer or an incomplete mortgage drawdown as completion.
## 5. Review, escalation and outcome
Daniel should immediately ask his conveyancer and lender to resolve any requisition, search, funds or authority issue. This notice does not waive an existing contractual right, extend time, or admit that any delay was caused by the seller. The seller will account for any sums required on completion.
## 6. Reservations and practical protections
Service is by recorded post to Daniel's contractual address and by email as a separate permitted method to his conveyancer. The notice is deemed received under the contract's notice clause; a copy is not a substitute for the stated service methods.
## 7. England and Wales law and completion
England and Wales law applies. The notice is signed by Wessex's solicitor Hannah Cole on 10 December 2030 and is not legal advice to Daniel, who should obtain urgent independent conveyancing advice.
