# PERIODIC TENANCY NOTICE TO QUIT

Date: 6 October 2033

Parties: Hannah Cole and Oliver Grant

## 1. Purpose and parties

Hannah Cole, the landlord of 22 Rowan Mews, Norwich, gives Oliver Grant this notice to quit the dwelling. Oliver's assured shorthold tenancy began on 1 April 2031 and, after the fixed term ended, continued as a monthly periodic tenancy with rent of £1,250 payable on the first day of each month.

## 2. Facts, scope and terms

The tenancy period therefore runs from the first to the last day of each calendar month. This notice is served on 6 October 2033 and requires possession on 31 December 2033, the last day of a period and more than one month's notice after the next rent day. The notice is not intended to shorten the contractual or statutory minimum.

## 3. Process and responsibilities

Hannah identifies the premises precisely and asks Oliver to leave by 12:00 on 31 December, return all keys and provide a forwarding address. She will arrange a reasonable check-out appointment and will not treat this paper alone as permission to enter or as an immediate eviction order.

This is a notice to quit for a periodic tenancy, not a section 8 notice alleging rent arrears or other fault. Hannah understands that the correct route depends on the tenancy's terms, the property and the law in force when possession is sought. If the Renters’ Rights Act 2025 regime is in force, she must use the applicable statutory possession route—generally a section 8 ground and prescribed notice and court procedure—rather than rely on a generic notice to quit.

## 5. Review, escalation and outcome

Oliver should obtain independent housing advice promptly. If he does not leave, Hannah must not change locks, remove belongings or use force; she would need any required court possession order and, if necessary, authorised enforcement. Oliver may raise a defence, disrepair issue, discrimination concern or other relevant matter, and this notice does not decide any such issue.

## 6. Reservations and practical protections

Rent remains due under the tenancy until it ends or a court orders otherwise. Hannah will protect Oliver's deposit through the relevant scheme, complete the prescribed information and account for lawful deductions separately. She will keep proof of service, the tenancy agreement, rent ledger and communications, and will consider any request for reasonable adjustments.

Hannah asks Oliver to confirm safe receipt by 13 October; neither party waives statutory rights, and the arithmetic is simply twelve monthly periods from January through December 2033 at £1,250 each, not a demand for advance rent.
