# EXAMPLE: RESIDENTIAL PARKING LICENCE

Parties: Riverside Estates Limited and Hannah Cole

## 1. Parties and subject matter

Riverside Estates Limited grants Hannah Cole a personal licence to park one roadworthy vehicle in bay B17 at Riverside Court, 5 Canal Road, Birmingham B1 2AA, from 1 October 2028. The licence is not a lease of land and creates no right to exclusive possession beyond parking.

## 2. Financial terms

The licence fee is £85 per calendar month, payable in advance on the first day by standing order. It is separate from Hannah's flat tenancy; no premium or deposit is charged, and a fee change requires 30 days' written notice subject to applicable law.

## 3. Use and obligations

Access is through the residents' gate using tag RC-417. Hannah must display the permit, park wholly within B17, keep the route clear and report a lost tag immediately. Visitors may use the bay only with Hannah's permission and while she remains responsible.

## 4. Consent and management

The bay may not be used for storage, repairs, charging an unapproved vehicle, commercial parking or hazardous goods. Riverside may move an obstructing or unsafe vehicle only under a lawful estate procedure and will give reasonable warning where practicable.

## 5. Ending and remedies

Hannah must maintain insurance, tax, MOT and a valid permit and is liable for damage caused by her vehicle or invitees. Riverside maintains common lighting and access but does not guarantee availability during works and is not a bailee of the vehicle.

## 6. Legal reservations

Hannah must observe the lease, estate regulations and any superior title or lender requirements. Riverside may withdraw or relocate the licence on 30 days' notice for construction or legal reasons and will offer a materially equivalent bay where reasonably available.

## 7. Signatures

Either party may terminate on 30 days' written notice. On 31 October 2028 Hannah returns the permit and tag, removes the vehicle and pays outstanding fees. The licence is governed by England and Wales law and should be registered only if a registrable interest is intended.
