# PARKING SPACE LICENCE AGREEMENT

Parties: Riverside Quays Management Limited and Oliver Reed
## 1. Parties, property and legal character
Riverside Quays Management Limited (Company No. 09918420), 2 Lock Gate, Birmingham B1 2HF, grants Oliver Reed of Flat 31, Riverside Quays, 2 Lock Gate, Birmingham B1 2HF a personal licence to use bay B31 in the basement car park. The licensor confirms authority under the management agreement with the freeholder.
## 2. Term, price and financial arrangements
The licence starts on 1 June 2029 for an initial 12 months and creates no estate, tenancy or right to exclusive possession of the car park. The bay is for one roadworthy private passenger vehicle registered to Oliver; no caravan, commercial storage, repairs or charging equipment is allowed without written consent.
## 3. Use, possession and operating duties
The fee is £95 per calendar month paid by standing order on the first day of each month, with a £190 refundable security deposit. The fee is separate from any flat rent or service charge and may be reviewed on renewal by no more than the change in CPI unless the parties agree a different signed variation.
## 4. Condition, repairs and compliance
Oliver must display the issued permit, use the marked bay without obstructing disabled access or fire routes, keep keys and fobs secure, and comply with the estate's reasonable parking and CCTV rules. He must notify the manager of any replacement vehicle and may not transfer, lend or sub-license the bay.
## 5. Notices, default and ending
Riverside will maintain access routes and reasonable lighting but does not guard the vehicle or contents. Oliver accepts ordinary parking risk, must maintain insurance, and indemnifies Riverside for damage caused by his vehicle or breach. Nothing excludes liability for death or personal injury caused by negligence or any non-excludable right.
## 6. Liability, data and dispute handling
Either party may end the licence after the initial term on one month's written notice. Riverside may suspend access for unpaid fees or serious safety breach after notice where practicable; it may terminate immediately for dangerous use, fraud or unauthorised sub-licensing, with a pro-rata fee refund where appropriate.
## 7. England and Wales law and signatures
England and Wales law applies and courts of England and Wales have exclusive jurisdiction. A notice may be hand-delivered, posted to the address above or emailed to parking@riversidequays.example as separate permitted methods; email is received on transmission unless a failure notice returns.
