# PERMITTED DEVELOPMENT RIGHTS NOTICE

Date: 20 November 2030

Parties: Oliver and Beth Morgan and Vale of Severn Council

## 1. Purpose and parties

Oliver and Beth Morgan give notice of intended rear single-storey extension at 7 Orchard Close, Newport NP4 6QH. The extension would project 3.2 metres, be 3 metres high at the eaves and use matching brick, subject to confirmation of the applicable permitted development limits.

## 2. Facts, scope and terms

The owners believe the proposal falls within Class A of Part 1, Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015. It is not asserted that the right applies: the property is checked for an Article 4 direction, conservation-area restriction, listed status and previous planning conditions.

## 3. Process and responsibilities

The works are not a larger home-extension case requiring the neighbour consultation scheme, and no prior approval application is intended on the facts presently known. If the council confirms that prior approval or express permission is required, works will not start under this notice.

## 4. Evidence, records and safeguards

A location plan, dimensioned drawing, materials schedule and photographs are enclosed. The owners will comply with building regulations, Party Wall requirements where applicable, drainage controls, protected-species checks and any condition attached to a lawful planning permission.

## 5. Review, escalation and outcome

This notice is information, not a certificate of lawfulness and not consent. The owners may apply for a lawful development certificate if evidence of the planning position is needed. Neighbours may raise factual concerns with the council, which will decide according to its statutory powers.

## 6. Reservations and practical protections

No work will begin before 15 January 2031, and a contractor will keep the footway clear and limit construction hours to 08:00–18:00. Any material change to dimensions or use will be reassessed rather than quietly treated as permitted.

## 7. England and Wales law and completion

England and Wales planning law applies. Notice is delivered to the council and neighbours by post and email as separate permitted methods. Oliver and Beth sign on 20 November 2030.
