For James Ellison's proposed purchase of 86 Brook Street, Oxford OX2 6RL from Willowmere Estates Ltd, please answer these pre-contract enquiries with the seller's solicitor's authority. The property is a freehold three-storey office and this schedule is not itself an offer or contract.
## 2. Scope of request
Please supply official copies of title ON442198, filed plan, transfers, covenants, rights, restrictions, charges and any pending applications. Confirm vacant possession on completion and disclose any occupier, licence, informal right or third-party claim.
## 3. Facts and reasons
Please provide planning permissions, building-control completion certificates, lawful-use evidence for Class E(g)(i) offices, listed-building or conservation-area information, and details of enforcement or breach notices. Identify any proposed development or highways scheme known to the seller.
## 4. Information and adjustments
Please identify electricity, gas, water, drainage and telecom connections; asbestos, fire-risk, access and lift reports; insurance claims; contamination or flooding history; and any repair, service-charge or roof contracts. State whether all disclosed documents are complete and current.
## 5. Response method
Please answer whether VAT will be charged, whether the property is opted to tax, whether any rent or licence remains, and whether fixtures and chattels are included. Confirm that fixtures can be transferred free of finance and that replies are based on reasonable enquiry.
## 6. Deadline and next steps
Replies must be given before exchange and should identify documents rather than provide unsupported assurances. A reply is not a warranty unless incorporated into the contract, and the buyer reserves further enquiries after reviewing evidence. The buyer will arrange survey, searches and independent tax advice.
