# PROPERTY AGENT COMPLAINT LETTER

Date: 2 July 2034

Parties: Harper Lin and Beacon Lettings (South) Ltd

## 1. Purpose and parties

Harper Lin makes this formal complaint on 2 July 2034 to Beacon Lettings (South) Ltd about the letting of 22 Orchard Walk, Brighton BN1 6QP. Beacon arranged Harper's tenancy with landlord Rowan Hale on 10 May 2034; its redress scheme membership is not stated in the documents supplied to Harper.

## 2. Facts, scope and terms

The online listing described the flat as having an allocated parking space and no administration fee. After Harper paid a £1,200 tenancy deposit and signed, the agent said parking was unavailable and requested a £180 'file management' payment, without having disclosed it before the tenancy.

## 3. Process and responsibilities

Harper asks Beacon to explain the representation, identify who supplied the parking information, and refund any prohibited or undisclosed payment. A permitted payment under the Tenant Fees Act 2019 must be identified and evidenced; the deposit should be protected and prescribed information supplied within the applicable period.

## 4. Evidence, records and safeguards

On 17 May Harper reported a leaking bedroom window and supplied photographs. Beacon acknowledged the report on 20 May but no inspection occurred by 2 July; mould has appeared on the sill. Harper asks the agent to pass the repair request to the landlord promptly, explain the emergency route and avoid implying that normal repair obligations are automatically the tenant's.

## 5. Review, escalation and outcome

Harper requests copies of the signed inventory, deposit-protection details, fee schedule, viewing notes and relevant communications, subject to lawful redaction. The request is not a data-subject access request in itself, and it does not authorise disclosure of another person's confidential information.

## 6. Reservations and practical protections

Please provide a substantive response by 16 July, confirm the complaints procedure and identify the redress scheme and escalation route. Harper will cooperate with reasonable access for inspection and has continued paying the agreed rent; nothing here admits liability for damage not caused by Harper.

## 7. England and Wales law and completion

This completed fictional complaint is governed by England and Wales law and is not a tribunal claim or finding of wrongdoing. Beacon should preserve the listing and payment records, correct any inaccurate advertisement, and confirm what remedy it proposes; Harper reserves all contractual and statutory rights.
