# PROPERTY FINDER AGREEMENT

Date: 8 October 2031

Parties: Sofia Bennett and Homeward Search Partners Limited

## 1. Purpose and parties

Sofia Bennett appoints Homeward Search Partners Limited to find a freehold three-bedroom home in Surrey within a £750,000 purchase budget. The finder will search agreed postcodes, arrange viewings and assist with offer negotiation, but does not provide conveyancing, survey, mortgage or regulated financial advice.

## 2. Facts, scope and terms

Must-haves are two bathrooms, a usable garden, off-road parking and a commute compatible with Sofia's work; a leasehold under 125 years, known subsidence and Japanese knotweed are deal-breakers. Sofia must make her own searches and obtain an independent survey and legal advice.

## 3. Process and responsibilities

The appointment is exclusive for four months. Homeward must disclose material conflicts, referral payments and any interest in a property, keep a written search log and give balanced information rather than guarantee value, planning permission, school catchment or condition.

## 4. Evidence, records and safeguards

Sofia pays a £1,200 retainer including VAT on signing, credited against a 1.25% success fee including VAT payable on legal completion of a property introduced by Homeward. No purchase means no success fee; any abortive fee applies only if expressly listed and fairly explained.

## 5. Review, escalation and outcome

Homeward keeps Sofia's identification and search preferences securely, shares them only with authorised agents and obtains consent before marketing her offer. Complaints may be made under its written procedure and, where membership applies, referred to The Property Ombudsman or another stated redress scheme.

## 6. Reservations and practical protections

Sofia may terminate for material breach or after the exclusive term; Homeward may recover only an earned fee supported by the written terms. No fee is due for a property bought independently unless the agreement's clearly defined introduction period and causation test are met.

## 7. England and Wales law and completion

England and Wales law applies. Signed on 8 October 2031, with hand, post and email as separate permitted notice methods. This appointment does not make Homeward Sofia's solicitor, estate agent for a seller or guarantor of any transaction.
