# PROPERTY INVENTORY REPORT

## 1. Purpose and parties

This check-in inventory records 12 Cedar Mews, Guildford GU2 8RA, before Hannah Cole and Marcus Lee take occupation under the assured tenancy dated 6 December 2030. It is a factual condition record, not a guarantee of cleanliness or a schedule of tenant liability.

## 2. Facts, scope and terms

Entrance and hall: painted walls sound with two small nail holes; carpet clean but worn at the threshold; smoke and carbon-monoxide alarms tested and sounding. Living room: cream walls good, one 40mm scuff beside the radiator, laminate floor intact, blinds operating.

Photographs I-001 to I-024 are time-stamped and stored with this report, showing each noted item without hiding ordinary wear. Tenants may annotate and return comments within seven days; silence is not agreement to a disputed description. A signed copy is supplied to each party.
