# PROPERTY MANAGEMENT HANDOVER LETTER
Date: 1 December 2025
Parties: Landlord: Grace Holden, 3 Brook Lane, Birmingham B15 2EF. Outgoing agent: Cedar Lettings Ltd. Incoming agent: Meridian Property Management Ltd. Tenant: Lucas Brown, Flat 8, 14 Queensway, Birmingham B1 1RH.
## 1. Change and authority
From 1 December 2025, Meridian Property Management Ltd, 40 Colmore Row, Birmingham B3 2AA, manages Flat 8, 14 Queensway, Birmingham B1 1RH for Grace Holden. Cedar Lettings Ltd ends its management appointment on 30 November. Your tenancy dated 1 March 2024 and rent of £1,050 per month are unchanged; this letter does not create a new tenancy.
## 2. Rent and contact
Pay rent due on 1 December 2025 and afterwards to Meridian's client account: sort code 40-16-22, account 77123456, reference BROWN-Q8. Before changing payment instructions, verify the account details through a previously known or independently sourced contact for Grace Holden or Meridian, rather than relying solely on contact details in this letter. ## 3. Deposit and records
The £1,200 deposit is protected with the Deposit Protection Service, original reference DPS-7719034. Cedar will transfer it to Meridian on 3 December, and the scheme will issue confirmation to you. The handover includes the tenancy, inventory, rent ledger showing no arrears on 30 November, keys, insurance schedule, EPC, EICR dated 14 February 2024 and gas record dated 20 February 2025.
## 4. Open repair and data
The outstanding issue is replacement of the living-room window seal, reported on 18 November; Clearview Glazing is booked to inspect on 8 December between 10am and noon. Meridian will confirm any revised appointment. Relevant tenant data is transferred for management and legal compliance; it will be handled under applicable data-protection law.
## 5. Acknowledgement and signature
Please acknowledge the contact change by 5 December and report any error in the rent ledger or deposit details promptly. The landlord and agents will check current deposit, safety, notice and data obligations; this handover is not a guarantee of any enforcement or repair outcome.
