# PROPERTY MANAGEMENT AGREEMENT TERMINATION NOTICE

## 1. Purpose and parties
Amelia Foster of 22 Willowbank Road, Leeds LS6 3PT gives Northgate Lettings Limited notice under the property management agreement dated 1 October 2029, reference NF-2219. The agreement concerns 14 Linton Street, Leeds LS7 1QH, a two-bedroom dwelling let to Daniel Okoro and Priya Shah under an assured periodic tenancy dated 1 November 2031. Amelia has decided to manage the property herself and gives the contractual three months' notice on 1 July 2032.
## 2. Facts, scope and terms
The agreement therefore ends at 23:59 on 30 September 2032, provided this notice is validly received, and no new management fee is due after that date. Northgate may invoice the agreed 8% of rent collected up to 30 September; September rent is £1,250, so the final management fee is £100, plus the £60 administration charge expressly allowed by clause 7.2. Amelia disputes no properly evidenced earlier invoice and will pay the final undisputed balance within seven days of a correct statement.
## 3. Process and responsibilities
By 12:00 on 30 September, Northgate must provide Amelia with every set of keys and fob, the tenancy agreement, inventory, check-in and inspection reports, gas safety record, EICR, EPC, insurance details, repair history, contractor warranties and the tenancy-expiry calendar. It must also provide a schedule of open repairs: the leaking kitchen tap reported on 20 June, for which a £145 quote was approved but no work has begun, and the replacement smoke alarm ordered for £38 on 25 June.
## 4. Evidence, records and safeguards
The tenancy deposit of £1,500 is protected with the Deposit Protection Service, custodial reference DPS-7712048. Northgate must submit the transfer instructions accepted by the DPS and give Amelia confirmation by 16 September, without making an unauthorised deduction or treating the deposit as client money available for fees. Northgate must tell Daniel and Priya the new rent-payment and repair-reporting contacts, while Amelia will give them updated statutory notices where any change of address for service requires it.
## 5. Review, escalation and outcome
Northgate must send a final client-money reconciliation by 7 October showing rent received, the £100 September fee, the £60 agreed administration charge, the £145 approved repair if actually paid, and the resulting remittance. On the stated figures, if the repair remains unpaid, the amount due to Amelia from September rent is £1,090 (£1,250 minus £100 and £60); if Northgate pays the approved repair before handover, it must show £945 instead. No fee may be invented for the termination or handover.
## 6. Reservations and practical protections
Amelia authorises Northgate to complete genuinely urgent works needed to prevent injury or serious property damage, but no non-emergency expenditure above £250 may be incurred after 1 July without her written approval. Both parties must preserve rent ledgers, deposit records, inspection photographs and communications for six years or longer if a dispute requires it. Amelia will collect the keys against a signed receipt and will inspect the property with Northgate on 30 September.
## 7. England and Wales law and completion
This completed fictional notice is governed by England and Wales law and does not end the tenants' tenancy or authorise an unlawful eviction. Northgate should acknowledge receipt by 8 July; if it disputes the effective date or fails to hand over the records, Amelia may use the agreement's complaint process, seek an account and pursue appropriate court relief. The parties will sign a handover checklist, and Amelia retains all rights concerning proven losses while paying sums properly due.
