# PROPERTY VALUATION DISPUTE

Date: 12 February 2039

Parties: Elena Morris and Hartwell Valuation Services Ltd

## 1. Addressee and subject

Elena Morris writes to Hartwell Valuation Services Ltd on 12 February 2039 about the £315,000 valuation of 14 Willow Lane, Bath BA2 4QJ, dated 28 January 2039. The report was commissioned for her proposed remortgage.

## 2. Chronology and concern

Hartwell inspected the house on 24 January and issued its report four days later. Elena says the report omitted the lawfully converted attic and compared the property with 9 Cedar Road and 22 Hill View, both materially smaller homes.

## 3. Basis for review

The requested review is based on the report, the planning and building-control records for the attic conversion, floor plans and the agents' particulars for the two comparables. Elena asks Hartwell to check whether its instructions and professional methodology were applied; this letter does not allege negligence as an established fact.

## 4. Requested remedy and deadline

Within 14 days of this letter, by 26 February 2039, Hartwell should confirm a reviewer, explain the treatment of the attic and comparables, and issue an amended report if the evidence supports one. Elena will provide access on mutually agreed dates and will notify the lender of any replacement report.

## 5. Evidence and status

Enclosures are the valuation, floor plan, completion certificate, photographs and the two agents' particulars. Elena reserves contractual and other applicable rights, seeks a practical correction first, and signs this letter as a request for review rather than acceptance of the disputed valuation.
