## 1. Important status
To Jordan Ellis, tenant of 4 Rose Court, Bath BA1 4LS: Oak Lane Homes Limited records rent arrears of £2,400 as at 15 December 2028. This is a demand and information letter, not a prescribed possession notice or court order; the correct current procedure must be checked.
## 2. Parties and property
The tenancy began 1 April 2027 at £1,000 per calendar month payable on the first. The ledger records £1,000 due on 1 November and £1,000 due on 1 December, no payment received, and a credit of £0. The ledger is enclosed for checking.
## 3. Notice or proposal

## 4. Checks
If full payment is not possible, Jordan should provide an income and expenditure summary and propose affordable instalments by 22 December. Oak Lane will consider benefits, vulnerability, direct-payment options and any relevant pre-action protocol before litigation.
## 5. Service and procedure
The landlord will keep rent, deposit, repairs and any service-charge records separate, and will apply any payment to the correct account. Jordan must continue paying ongoing rent and report disrepair; a dispute about repairs does not automatically suspend rent.
## 6. Rights and remedies
This letter does not terminate the tenancy, waive statutory rights or permit changing locks, removing goods or harassment. Any possession claim requires a valid notice where required and a court order, and the grounds, forms and route may change or be abolished.
