# RENT GUARANTEE CLAIM LETTER

Parties: Elmbridge Estates Limited and Calder Mutual Insurance
## 1. Purpose and parties
Elmbridge Estates Limited claims under rent guarantee policy RG-88421 for 9 Seafarers Court, Plymouth PL1 4QX. The insured landlord is Wessex Freeholds Limited and the assured tenant is Imogen Price under a tenancy beginning 1 April 2030.
## 2. Facts, scope and terms
Rent is £1,250 per calendar month due on the first. The tenant paid April through September, then missed October, November and December, creating arrears of £3,750. Bank statements and the rent ledger are enclosed; no late fee is included in the claim.
## 3. Process and responsibilities
The landlord served a written arrears reminder, offered a payment discussion and is considering possession advice without promising a particular outcome. Elmbridge has not re-let, accepted surrender or taken double recovery. Any tenant payment or deposit application will be notified and deducted.
## 4. Evidence, records and safeguards
Please confirm coverage, excess, waiting period, monthly cap and the requirement to use an approved solicitor. The claimant requests £3,750 subject to policy validation and asks whether future monthly claims require separate notice. This letter is not a representation that every arrear is insured.
## 5. Review, escalation and outcome
Evidence includes the policy schedule, tenancy and prescribed information, identity and ownership documents, rent ledger, bank statements, communications, inspection record and any possession papers. Personal data will be shared with the insurer, adjuster and instructed solicitor only for the claim and lawful handling.
## 6. Reservations and practical protections
Please acknowledge within five working days, identify a claim handler and explain any missing document. Elmbridge will mitigate loss, cooperate with reasonable enquiries and preserve records. A complaint may be made under the insurer's complaints process and escalated to the Financial Ombudsman Service if eligible.
## 7. England and Wales law and completion
