## 1. Important status
This is an illustrative completed information/cover example, not a substitute for a prescribed statutory form or a legal notice. Before use, check the current law (including any changed or abolished procedure), eligibility, dates, service, deposit and licensing requirements, and the correct jurisdiction. For an assured periodic tenancy in England, the separate prescribed form historically used for a section 13 increase is Form 4. This completed cover is not Form 4, does not itself increase rent and may be unsuitable if legislation has changed the route.
## 2. Parties and property
Landlord: Elm Court Properties Limited, 77 High Street, Reading RG1 1AA. Tenant: Grace Liu. Property: 9 Orchard Mews, Reading RG2 8FD. The tenancy began 1 March 2027 and rent is currently £1,050 per month.
## 3. Notice or proposal
The proposed new rent is £1,095 per month from 1 March 2029, a £45 increase. The rent day is the first of each month; the landlord has recorded the calculation, comparable evidence and the reason for selecting the proposed date.
## 4. Checks
Elm Court will check that the tenancy is periodic, the statutory interval and notice period are satisfied, any contractual review clause is respected, the increase is not retaliatory and any rent cap, affordability or reform applies. A fixed term may require a different mechanism.
## 5. Service and procedure
The separate notice will identify the property, old and new rent, effective date, landlord and tenant, and will be signed and served using the legally valid method. The tenant's deposit, licensing and prescribed-information compliance will also be checked.
## 6. Rights and remedies
The cover is explanatory only and does not remove Grace's right to challenge an excessive or invalid increase, refer it to the appropriate tribunal where available, seek advice or negotiate. The correct jurisdiction may have different rules.
