## 1. Important status
To Harbour View Estates Limited, 3 Pier Street, Portsmouth PO1 2AB: Sofia Marin requests a temporary rent reduction for Flat 8, 40 Dockside Road, Portsmouth PO5 1GH because the only bathroom has been unavailable since 10 February 2029. This is a proposal, not a unilateral withholding of rent.
## 2. Parties and property
The contractor's report dated 11 February identifies a failed soil pipe and estimates completion on 3 March, subject to parts. The landlord provided a temporary shower at Flat 6 but it is not accessible at all times; Sofia attaches photographs, emails and the repair reference HV-2098.
## 3. Notice or proposal
Sofia proposes a 25% reduction of the £1,200 monthly rent, calculated at £10 per day for 22 days from 10 February to 3 March, with final adjustment to actual loss of use. She will continue paying the undisputed balance on the first day of each month.
## 4. Checks
Harbour is asked to confirm the repair timetable, provide reasonable access with 24 hours' notice, offer an accessible alternative facility and explain any insurance or decant option. Sofia can make the flat available between 9.00 am and noon on weekdays.
## 5. Service and procedure
The request does not waive repair, fitness, quiet-enjoyment, compensation, disrepair, Equality Act 2010 or tribunal and court rights. Sofia will not deduct the proposed amount unless the landlord agrees or a competent body determines entitlement.
## 6. Rights and remedies
The parties should meet by 23 February, exchange the report and agree whether a credit, payment or temporary accommodation is appropriate. Any agreement should state the period, amount, VAT or charges if relevant, and whether it affects the deposit.
