# RENT-TO-BUY AGREEMENT

Parties: Harbour Homes Limited and Imogen Price
## 1. Parties, property and legal character
Harbour Homes Limited (Company No. 11028441), 12 Regent Parade, Plymouth PL1 2LE, lets 24 Seafarers Court, Plymouth PL1 4QX to Imogen Price. The parties sign a separate option deed alongside this agreement; this tenancy itself does not transfer the freehold or leasehold title.
## 2. Term, price and financial arrangements
The fixed residential term is 1 July 2029 to 30 June 2032 at £1,250 per calendar month, payable in advance. The arrangement is intended to be an assured shorthold tenancy if the statutory conditions are met, with exclusive possession and ordinary residential rights; any option cannot remove mandatory housing law.
## 3. Use, possession and operating duties
Imogen pays a £1,250 option fee under the separate deed, held as consideration rather than a deposit. Each full monthly rent paid on time creates a £150 credit, capped at £5,400, applied only against the purchase price on valid exercise and not against arrears, damages or other rent.
## 4. Condition, repairs and compliance
The option price is £295,000, subject to title and survey. Imogen may exercise between 1 January and 31 March 2032 by signed notice and payment of a £5,000 completion deposit; completion is 20 Business Days later. A solicitor must investigate title, mortgagee consent, searches and any restrictions before completion.
## 5. Notices, default and ending
Harbour maintains structure and statutory installations; Imogen pays rent, utilities and council tax, reports defects and keeps the home in good tenantable condition. No subletting, alteration or assignment is allowed without consent. The option is registrable only if the parties' conveyancers advise an appropriate Land Registry notice.
## 6. Liability, data and dispute handling
If Imogen does not exercise, misses rent, or ends the tenancy, unused credits and the option fee lapse only as the separate deed expressly provides; ordinary tenant deposit protections and remedies remain. There is no promise that a lender will lend, that valuation will support the price, or that title will be free of all risk.
## 7. England and Wales law and signatures
England and Wales law applies. Notices may be hand-delivered, posted or emailed to legal@harbourhomes.example as separate methods with receipt rules in the schedule. Both parties acknowledge independent advice, affordability and mortgage advice, and sign the tenancy and option documents separately.
