# ROOM RENTAL AGREEMENT

Parties: James Holloway and Aisha Khan
## 1. Parties and purpose
James Holloway of 19 Willow Crescent, Bristol BS7 9LA (Resident Owner) grants Aisha Khan of 4 Park Road, Bristol BS2 8QF (Occupier) permission to occupy the furnished rear bedroom and share the kitchen, sitting room and bathroom at 19 Willow Crescent from 1 February 2030.
## 2. Scope, price and subject
The parties intend a lodger licence because James lives in the property and shares living accommodation; this document is not intended to grant exclusive possession or create an assured tenancy. A court may re-characterise occupation according to the facts, and mandatory housing law prevails over that label.
## 3. Operating duties
Rent is £725 per calendar month including council tax, broadband, gas, electricity and water, payable by standing order on the first day. A £725 deposit is held and returned within 14 days after departure less itemised damage or unpaid sums, allowing for fair wear. A room inventory is signed at move-in.
## 4. Rights, records and compliance
Aisha may use the room as her home, keep one named guest overnight with notice and use shared areas considerately. No business customers, smoking, short-term letting, unlawful activity or additional occupant is permitted. James gives at least 24 hours' notice for non-emergency entry to the room and respects quiet enjoyment.
## 5. Term, ending and remedies
James maintains the structure, heating, smoke alarms and supplied furniture; Aisha keeps her room clean, reports defects and does not alter locks. Both follow fire-safety and house rules, keep keys secure and handle personal data only for management. James will not discriminate in managing the arrangement.
## 6. Liability and reservations
Either party may end the licence on four weeks' written notice, or immediately for serious violence, serious nuisance, non-payment or a material safety risk, subject to any required court process and protection from unlawful eviction. On ending, Aisha returns keys, removes belongings and pays rent to the end of notice.
## 7. Governing law and signatures
England and Wales law governs and its courts have jurisdiction. James and Aisha sign on 6 January 2030 after receiving the inventory, house rules and deposit terms. The Consumer Rights Act 2015 and non-excludable statutory protections remain effective where applicable.
