# SECTION 13 RENT INCREASE NOTICE

Parties: Wessex Freeholds Limited and Imogen Price
## 1. Purpose and parties
Wessex Freeholds Limited gives Imogen Price notice of a proposed rent increase for 9 Seafarers Court, Plymouth PL1 4QX, an assured periodic tenancy beginning 1 April 2030. The current rent is £1,250 per calendar month and the proposed rent is £1,325.
## 2. Facts, scope and terms
This notice is made on Form 4 under section 13 of the Housing Act 1988. The new rent is proposed from 1 April 2031, the first day of a new tenancy period, and is not intended to shorten the fixed term or change any other tenancy covenant.
## 3. Process and responsibilities
The landlord has considered comparable rents for similar two-bedroom homes in the locality, recent insurance and maintenance costs and the tenant's existing services. The figure is not a demand for arrears and does not authorise a fee, unlawful deduction or retaliatory action.
## 4. Evidence, records and safeguards
Imogen may refer the proposed rent to the First-tier Tribunal (Property Chamber) before the effective date, subject to the tribunal's procedure and deadline. The tribunal may determine a different market rent. She should continue paying the current contractual rent while advice is obtained unless a lawful variation takes effect.
## 5. Review, escalation and outcome
A copy of the tenancy, rent schedule and prescribed Form 4 information accompanies this notice. Wessex will correct an administrative error promptly and will not treat a challenge as a breach. The parties may discuss a voluntary written agreement, but no agreement is assumed.
## 6. Reservations and practical protections
Service is by hand to the property and recorded post as separate permitted methods; email is an alternative method only where the tenancy permits it. The notice records its date and effective date clearly and is not a possession notice.
## 7. England and Wales law and completion
England and Wales law applies. Martin Cole, authorised agent for Wessex, signs Form 4 on 18 December 2030. The tenant should obtain independent housing advice if uncertain.
